The real French deal - a simply gorgeous cottage in superb environment!

Ref:  2062S                                                SOLD!

Price: Reduced! 290.000€  245.000€ (agency fee included)
This is just simply a gorgeous little cottage in an outstanding setting...!!  One that really should be in one of those country house magazines!  I'm going to start by stating the * points because it is just a breathtakingly beautiful  place.
*Beautiful, well kept, mature garden of 3111m2.
*Swimming pool
*River Dordogne at the end of the garden!
*Views directly on the recently renovated Chateau

*Large farmhouse kitchen
*Lovely old fashioned lounge with superb Cantou fireplace
*3 bedrooms
*2 bathrooms
*Garage/cave

Difficult to know where to start describing this one as I don't want you to think it is anything less than superbly charming!!

So, we've gone out of Souillac and driven down winding country lanes for about 10 minutes and we arrive in this quiet, peaceful village ...  Dominating the view is the Chateau situated on the hill.  We suddenly came across the cottage.  Yes, it has one of those little white double cottage like gates, with a small flowery garden to the front and ivy growing all over the front of the property.  First impressions - a deep sigh, lovely!

You walk into this very old stone built cottage and realize that it has been well loved and lived in.  It has a really nice feel about it.  The old, original stone fireplace has a huge presence in the room which of course it should have!  Then the kitchen... updated and modern enough although in keeping with the cottage.  A nice large kitchen it is too measuring 25m2 and room enough to have a large family dining table.

There are three bedrooms in total.  All quirky - you know, slightly wonky walls and old in-built cupboards in the walls.  In fact all the character and charm of the house has been retained..  Happy to say though that there are not any really low beams. (I'm quite tall and my head often suffers in cottages!)   The two bathrooms are modern and perfect.

And then...  you step out into the back garden!!  Wow!  A huge, terraced area greets you.  A rather sophisticated space actually.  In the distance, the Chateau overlooks you.  I could imagine dining here ....

Stepping out a little further into the garden, (which has been impeccably kept) there are lots of lovely mature trees and shrubs around as you wander over to the swimming pool.  Again, the chateau provides the most incredible backdrop - oh as does the view over the river Dordogne at the bottom of the garden!!

My view:  Perfect!!!

Impressive country home...

Ref:  6163S

Price:  742.000€  Price reduced to 650.000€! (agency fee included)

How I love my job!  I get to see some fantastic, interesting properties.  How I love this area!  So full of interesting places and things that all these local Frenchie's just take for granted!  Walking around a property like this with all it's exceptional qualities is rather like a history lesson or visiting a stately home.

This beautiful property is in a quiet, countryside location but in between the famous Martel and Miers and near to Carennac.
*4 Bedrooms
*3 Bathrooms
*Kitchen
* Lounge with Cantou fireplace.
*Vaulted Dining room

*Barn converted for friends and familly.

* 10.500m2 of land.
*Swimming pool.
I really have to let the photo's do the talking as there is just so much to describe.  This property has been very well looked after.  You can easily see the quality and the character of this property.

The huge grounds are flat and stretch out in front of the property.  There is a meadow to the far end which was full of blue flowers and situated in the middle is an old gariotte, typical of the region, an old stone built shepherds hut.  Really one that needs a visit to be able to fully appreciate it.

An investment and home opportunity?

Ref:  6068S

Price: 185.000€ (agency fee included)

For anyone interested in buying an investment property in France, this one has to be a good contender...  A beautiful town building, in excellent condition and centrally located in  Souillac.
Ground floor office/shop 640€ (until 2011)pcm
1st floor 1 bedroom flat - empty but possible rent of 370€pcm
2nd floor 2 bedroom flat , rented, 390€pcm
3rd floor 2 bedroom flat, rented, 390€ pcm

There are two, two bedroom flats on the second and third floor that are already rented out to long term 'locataires' who pay 390€ per month each flat.  All in excellent condition.

There is the shop/office space that is rented on the ground floor for 640€ per month.  Although this is now empty, because of the contract, (with very reputable organization) they will pay until 2011 unless a new 'locataire' is found or a new owner wishes to use the space, in which case the contract can be broken.  This is a fantastic window for a shop, artist or a nice office space as there are windows on two sides.  Behind, there is also a little kitchen space and a W.C.

The first floor flat is empty.  It is in very good condition.  One bedroom with small kitchen, lounge, bathroom...  This could either be used by the owner, or indeed rented out also.

As this is an old town house, as you would expect there are beautiful old wooden floors, high ceilings and large windows.  The bonus being that the renovations have already been done and the building is in excellent condition.

The property is an absolute sun trap!  Situated overlooking a little square in the old town...

My view:  I liked this a lot.  Perfect for foreign investment as all the work has been done and most of the building is already rented out for a good price with good tenants.  It would be very easy to rent out the other flat because of position and condition...  although perhaps it would be nice for a holiday home for you!  The building then pays for itself!!  Well worth considering!!
