An investment and home opportunity?

For anyone interested in buying an investment property in France, this one has to be a good contender...  A beautiful town building, in excellent condition and centrally located in  Souillac.
Ground floor office/shop 640€ (until 2011)pcm

2nd floor 2 bedroom flat , rented, 390€pcm

There are two, two bedroom flats on the second and third floor that are already rented out to long term 'locataires' who pay 390€ per month each flat.  All in excellent condition.

There is the shop/office space that is rented on the ground floor for 640€ per month.  Although this is now empty, because of the contract, (with very reputable organization) they will pay until 2011 unless a new 'locataire' is found or a new owner wishes to use the space, in which case the contract can be broken.  This is a fantastic window for a shop, artist or a nice office space as there are windows on two sides.  Behind, there is also a little kitchen space and a W.C.

The first floor flat is empty.  It is in very good condition.  One bedroom with small kitchen, lounge, bathroom...  This could either be used by the owner, or indeed rented out also.



As this is an old town house, as you would expect there are beautiful old wooden floors, high ceilings and large windows.  The bonus being that the renovations have already been done and the building is in excellent condition.

The property is an absolute sun trap!  Situated overlooking a little square in the old town...

My view:  I liked this a lot.  Perfect for foreign investment as all the work has been done and most of the building is already rented out for a good price with good tenants.  It would be very easy to rent out the other flat because of position and condition...  although perhaps it would be nice for a holiday home for you!  The building then pays for itself!!  Well worth considering!!
