Investment or home??? Centre of Souillac town!

Running through the middle of Souillac is the main road leading onto Gourdon ....  on that main road is where we find this property.  Have to say I was very pleasantly surprised.  Don't write this one off to easily it really has something about it and some very real potential....
Exterior is in good condition.  Interior is a mess!  Well, it's old and tatty ...  It was actually two apartments before.

As you may have already found out - French agents rarely do floor plans - and... we are no different!!   So I am going to have to try my best to describe this one to you.  As I believe the layout here is important.

As you enter the property (which is directly off of the street pavement) you come into the hallway (which has some lovely old tiles!) and there is a door at the opposite end where you go out into the courtyard garden to access the flat upstairs.  

Back to the ground floor.  Either side of the hallway, there are two and a bit rooms either side.  Condition of them is awful, not having been lived in for years, dirt and grime is especially appealing to the now resident spiders!  A horrible, ugly square bathroom has been added to one side, which should be taken down - in my own humble opinion of course!  It takes up room in the garden, and is just sooooo ugly!    


Going out into the garden is where we find an interesting little courtyard space.  Even more interesting as you have to go upstairs into the flat and I think this area could be made into a stunning little place.  Behind the property is gardens from another house, so not built up and it makes it seem more 'open'.

Upstairs there is a complete two bedroom flat.  Old wallpaper yes - but lovely old wooden floors and some nice fireplaces.  




I think this property could be made into one nice get away place.  Works needed ok, but at a price like this...  it's very interesting.  Two minutes walk to the town centre....  some double glazing, particularly at the front and you would not know you were on the main road. Open up all the windows at the back and enjoy the terrace! 

Alternatively, this could be an great investment property.  Either side of the hallway could be made into two studio flats and the upstairs could just be overhauled - giving three rental possibilities!  With a town like Souillac, which has two large schools with students who look for accommodation in the school year, this one could give a very steady income.  

My view:  An interesting property indeed.  I would have to get someone in to deal with the spiders but the rest I can see past..  and see what potential it has!

A village house - used to be the local bar!

Still has the logo's for the bar on the windows!!  It's no longer a bar of course....  although I  have to say I would be so tempted to keep those windows - but then I'm a little quirky and love things when they are a little different!!

Great little stone built village house.  In fact I know this village well.  It's a village that is between Souillac and Brive la Gaillarde.  Funky village!  Every year they hold a huge music festival that is gathering more and more interest every year.  Will it become the French version of Glastonbury?  Doubt that but for three days a year the village is heaving with music people and the locals love it and embrace it!

The village itself has all small commerce.  The house is situated opposite the main church square...  photo's taken on a grey day I'm afraid so imagine some sun...  nicely positioned if you want to be in the heart of the village.

As I said, downstairs is still bar-like.  Bar still in place!  This could be your new lounge...
Upstairs there are two bedrooms, well one is more like an office size, and the shower room. The bedrooms has a balcony over looking the square.

Up again and you find another bedroom and bathroom (rather pink!).

The property is in pretty good condition.  Just some re-decoration and this one will be perfect.  

My view:  Cute and quirky!!

How about this for a perfect little holiday place?  Situated just a 5 minute walk from the centre of town in Souillac and about the same to the river Dordogne in the other direction.  When looking at the main building, the studio is the window on the ground floor!

It is actually a studio flat within a very nice residential building on the ground floor.  There is a surface area of 55m².  Present living accommodation of 27.70m².  Lounge, dining room and corner kitchen all in one room.  It is very light and airy, all very neat and tidy and perfect, certainly not your usual student kind of studio!  The bedroom is to the furthest end with a separate shower room.



Behind, there is a large room that is at present, used as storage.  It measures another 27m².  It could of course be transformed into further living space if required...  if not you can keep your bikes in here!
My view:  I just think this is a great option for a holiday get-away. Nothing to spend out on renovations.  It's small to easy and cheap to keep!  This is also an ideal investment.

Hope you've finished your lunch before seeing this property!! 'Beurk' as they say in France!

They come in all shapes and sizes and some in better condition than others.  None so bad as this one!!!!!!  Bet you are looking at that first picture thinking it is not too bad for the price huh?  Scroll down!
A little house, well a garage with a bedroom!  This place in just on the outskirts of the middle of the town.  A large garage downstairs and a bedroom and another room which is described as the kitchen (!!!!) a W.C and shower (double beurk!!) upstairs.

Just had to show you the not so great bits about my work - but it made me laugh and I was looking forward to sharing it with my regular blog readers for a little light entertainment!

This one really is in a bad way....  It would be a great garage, of which there are few in the town centre.  If you really wanted to go further, you could make a studio flat (which are in demand here) and actually earn some money!    So you never know - this could be a great little investment!

I'm looking forward to meeting the person that is interested in this one.....

Central Gourdon with a wow factor fireplace!

Up through the winding little streets of Gourdon, going up the hill is where we found this little gem!    No idea how old but it's old!  Beautiful coloured stonework ....  and it has a certain charm and character all of it's own.
For this price, yes there are works to do but you could end up with a sweet little place in the middle of a gorgeous small town in South West France with everything within 2 paces.

The entrance is ever so slightly weird!  In actual fact it is a useful space as you can park your bikes in here!  Towards the rear end before going upstairs to the living accommodation I spotted a door....  yes, the bathroom!!!!  He he - pretty bad condition too, but proof there is plumbing!

Going upstairs, (up the the rather springy stairs!), you come to the large kitchen/living room and oh ....  you are suddenly met with a magnificent old fireplace.  Not a cantou fireplace with wooden shelves but a huge stone built one that dominates the room.  Just a serious wow factor!  To one corner you will see a bed.  If you look above you will see the wooden panel, in fact back in the old days the bed would have actually been in this space (only the other way around).


Up more springy stairs and we come to the bedroom.  Again another large room with exposed stone work and very high ceilings.  There is the same alcove as in the kitchen room - bathroom perhaps?


Up again, where the stairs are now bowing under my weight and you come to the attic space - could be another bedroom....  when the junk is cleared!
Can't get away from the fact that this place does need some tidying up.  The stairs need attention and some of the walls, notably in the hallways particularly as you get towards the top of the building.  In my own humble opinion, a small budget will get this one up to scratch.  I would keep that lovely old large kitchen and living room and add an en- suite into the large bedroom.  You could make another room upstairs if you wanted also... that way you would end up with a simple yet beautiful little place in the middle of the town.
The town itself has some beautiful buildings...  I took some photos for you of the little street where we find the house and a couple of others from just at the top of the street so you can get a feel for it!



My view: Small home, small budget - but could be stunning!
