A house, a barn, a bread oven and your own tabac drying shed!

Situated between Gourdon and Souillac in the LOT, in fact just 1 km from Payrac (where you will find all small commerce) you find this lovely little 'ensemble' of buildings.  It's rural but not isolated.


The house is actually semi-detached.  Now perhaps I could tell you a funny little story...  As you will see from the photo's, the interior really is pretty grim!  However, when my colleague was preparing the evaluation, the present owner seemed a little put out when she said that of course the price had to reflect the fact that it was not habitable.  Shock horror!! The old farmer guy was most put out - well that was because he had rented it out not too long ago!!  So if you are an old farmer guy, perhaps you may consider this house habitable but for most of my clients you may consider it needs total renovation!!

The house next door has been renovated and is in good condition.  The house is actually of a very good size and exterior in good order.  There is a huge attic space (which is the cleanest room in the house!!!) which is rather lovely as it has little windows all around...  could make a very nice master suite I thought!  For once, there is quite a large bathroom - but - it is off of the kitchen so not ideal so you may want to consider moving that.  However, there is plumbing to the house!  Large complete cellar underneath.








The barn - the real treasure here I thought.  What fantastic coloured stone....  I have even taken a close up of it for you so that you can see it.  In good condition, there is 140m² on ground floor and 120m² on first floor. What I also liked about this one, as it really was an old working barn, to the side on the first floor, there is access (from the slope) by an amazing pair of old doors that must be the originals, directly onto the garden so that you can load up onto your tractor!  




The old drying shed has very much dried out itself and shrivelled!  They were never supposed to be airtight but this one has lot of natural daylight pouring through!  But what is important to point out is that when there is a building such as this one, if you do not want to keep it, there is always the possibility of putting something else there instead.

The old bread oven needs a bit of love and attention...  it's falling down!  But imagine how great this could look repaired...  see a photo of the amazing interior!

The land surrounds the three large buildings and is private.  The immediate area is very green with the odd property dotted about so you are not isolated.

My view:  Charming place.  Huge scope to do anything you want... interesting for those who would like a little project...  with the main structure in good condition.   The surrounding area is beautiful.  And that barn is just fab!

A very stylish house with a little TLC!

Built in the 70's and still has the same decor!!  But this is a very well constructed house and certainly lots of money was spent on the original construction and finishings.  Marble staircase and lots of ironwork everywhere give this property a special touch of luxury.  It's been left, untouched for several years, without being lived in or heated so looks a little tired and dirty, however, a modest modernisation project will get this one looking pretty swish in no time at all.

Situated just on the outskirts of the town of Souillac, in fact just about three minutes!  Huge garden in front although now rather untidy now, it's difficult to see the house as it lies almost to the rear of the land.  The now weed covered driveway and path takes you down to the house. Although only having two bedrooms, this really is a spacious house.  The rooms are very good sizes.  Each room has an opening onto a balcony.  Each balcony has wrought ironwork railings...  as has the interior staircase.  Marbled stairs and floors in the main areas.  Yes this really was quite a posh house in it's prime!


The kitchen is large, the lounge very large indeed.  The two bedrooms, the main bedroom in particular being very comfortable size.  






Ok, so the photo's perhaps do not make this property very appealing but it actually only needs a good clean up and redecoration throughout with some tasteful decor and of course new kitchen and bathroom...  and it could be pretty amazing.  

I think that the garden must have been well planted and it could be a great experience to see what comes up in the spring!  I know that underneath all of the long grass is the hidden driveway and path so this also could look pretty incredible once cleared.  
To the rear of the property is a super terrace the width of the house.  The rear garden is private and quiet and actually has an old 'bassin' that many of these old 'bourgeois' houses had back in the day - could make a very nice fish pond!!!



My view:  Very nice property.  Nothing structural to do.  Just a make over and you could be living the life of luxury!!

Ummm a nice looking little house!

Just in!  A very nice little house!
Situated in a nice sized garden of 1270m2 and just outside of Souillac.  On the official details it is marked as having three bedrooms, but I think two bedrooms really...  read on and I will explain!

A really charming little place.  Walking up to the property you walk onto a huge terrace to get to the front door.
It's recently been painted throughout (even if it is a bit rough!)  but it really gives you a good idea of how it can be...  

The kitchen is basic.  Typical old French sort where you literally have just the kitchen sink!  However being a nice square room it isn't difficult to see how a nice range of units will transform this room.
The lounge, at the front of the house is light and bright.  A bit on the smallish side - well lets say cosy but perfect if you keep things simple.  Two bedrooms are also on this floor together with the bathroom. 


Ha.  The bathroom!!  Special photo taken just for you, my readers, (as the French accept this as mostly normal!).  One of those little baths!  I loved this one though, it has a large step to sit on so you can sit down, wash your feet and have a shower!!  Brialliant!!

Now the so called third bedroom is in the attic.  Actually it is nicely done but to get to it you have to go up an attic style ladder!  Practically speaking, this could be used to put the mother-in-law when she comes to visit!!  No, seriously, it would be a good space for a guest room but not perhaps one that you would want to use all of the time.  

Under the house is the large garage and a completely independent room (meaning it's still under the house but has separate entrance), which would make an ideal office space.
  
To the rear of the property there are nice views of the countryside.
My view:  I thought it very charming.  Very little works to do.  Electrics are new so that is a good surprise!  You would be able to move in directly.  Very comfortable place for two or a holiday home.
