The restoration of the old house has been beautifully done.  Some little quirky parts to it which I always think makes a home a real home!  There is the huge massive through room which incorporates the kitchen, lounge and dining room.  The kitchen is in the middle, dining to one end, lounge the other.  The dining end walls have been finished off with old beams - odd thought but looks fantastic.  Texture gives the room such a warm feel.  The lounge end is set around the fireplace.  You get a distinctive sense of old meets new but it works very, very well.


There is a shower room on the ground floor plus a little office area that has full glass windows in front making it a very nice light and bright working area.

Upstairs, there are three bedrooms, all very nicely finished with bathroom.



The owners have used the other house for just as the title suggests, masion d'amis, house for friends and family.  Perfectly finished once again, less character than the main house but in in perfect condition.  A fully fitted out unit, perfect for the mother in law to stay in or for possible gite potential.
Three bedrooms once again, bathroom and fitted kitchen that also has a little balcony.  Lounge.  Downstairs there is a utility room and garage.




Outside there is a nice covered BBQ area that over looks the swimming pool.
The pool is heated, and is situated in front of the two properties.  At the moment, it all looks a little bare in these spring photo's but the owner has just re-planted grass seed to the whole of the area around the pool - so come summer time it should be looking fantastic.

My view:  Very nice 'ensemble'.  For those looking for a project with a gite this is perfect.  Situated in a lovely village that is so popular and this whole region is prime gite location from French and foreign clients.

A cute, cheap village house!

...  and what a nice little village it is!  Very popular in fact.  Situated just over into the Dordogne, between Souillac and Sarlat.  The village has all small commerce and a thriving bar!  The river Dordogne is within walking distance also.
The house itself is not huge ( you didn't expect a castle for this price did you? !) but is over three levels and lets say cosy!  However, I think this could be an ideal little bolt hole for someone looking for a small investment, without too much work.... and of course that is situated in a nice little plot in South West France!

The exterior of the property is ok.  Needs the shutters painting and that will make the world of difference - nothing much more serious than that!

The interior needs an overhaul but it is perfectly habitable.  You enter into the kitchen from the little road that passes right through the village.  This is more of a corner kitchen, older style but  works well also with a little dining area.

You then walk through to the lounge.  Only about 13m², it has a little old fireplace in one corner.  Please paint over the pine cladding!  It's overbearing and appears to draw in all four walls making is seem thin and tall!  Painted in lovely light colours and with those double doors letting in all the light would make it very nice.

Upstairs you find the two bedrooms, the shower room (which is compact!) and the separate W.C.  Again all perfectly use-able.  

Going upstairs again into what was the attic, we find another bedroom, or in this case storage room for the xmas tree!  Next to that there is a little place for storage ...  or could this be made into another shower room perhaps???
Opposite there is a little outbuilding.  It is joined onto neighbouring property but is a great storage place or perhaps you could demolish it and make a little patio!!  


My view:  Well for this price you normally can't expect very much.  Have to say though, I thought it was cute.  With a very modest budget, a keen DIYer will do wonders with this little place. Simply can't go wrong if you want a little holiday home or investment to get a foot into France!

Contemporary house with an Elvis type bathroom!!

Ha!  So you are now waiting to see the bathroom.  Well as I often say...  bathrooms are normally very functional rooms in France and not a lot of thought goes into design or colour...  but someone went a little mad here!!  You have to wait to see it further down....!!



The property itself is very contemporary style as I said.  Exterior is in good condition, interior certainly needs re-decorating. Situated in a nice residential area just outside of Gourdon in the LOT.  In fact there are nice views across the countryside also so you do not feel as though you are in a built up area.

Now the photo's were taken on a dark, dismal rainy day...  so they do not show this house off to it's best.  Having said that - I wish it had been darker inside then you may not have seen the dirty marks on the bedroom wall!!
Joking aside, I think that this property could actually be brought back to something quite exceptional and mostly by just re-decorating.  No huge works needed here.  I can imagine the whole of the interior being painted white and going for a very minimalistic look - could look stunning.  

The house is up and down on different levels...  making it quite interesting.  The lounge room is huge and has a high open ceiling.  



Lots of light with the many windows which is always great in my book..  The kitchen is ok, clean with fitted units.  Bedrooms certainly need decorating!  




The bathroom!  We had such a giggle trying  to take the photo's... as we ended up in the mirrors, whichever way we tried.  In the end, I stuck my arm around the door so as not to have me in the picture!

To say you are in a residential area, the garden is nicely enclosed by hedging so no nosey neighbours can see in...  the front has been left exposed to see the views which is great from the terrace.




My view:  Get out the paintbrush and you could be living somewhere really quite nice!
