Too late it's under offer!!! But thought I would share this with you...

If you have been following me on my new face-book page (and if not - why not???!!)  then you will know that I posted about a super interesting little property coming onto the market.... and that I would post details soon.
However the property sold the very next day that it came onto the market before I had the opportunity to blog!  This is how and why...

A little gem of a house.  Actually two houses that communicated.  Some fantastic original elements and this is what I wanted to show you.  It is thought the property was part of an old abbey. Superb vaulted entrance...  and one of the nicest cantou fireplaces and flag stone floors.  Village location, (bread shop opposite - perfect!) views and good condition throughout.

A couple, who came over for a two week to house hunt came to see me in their first week.  We had had lots of e-mail contact prior to that to organise the planned viewings. They had made extensive searches in the area and together, we visited a few properties but they had not seen 'the one'.  I knew this property was coming onto the market and informed them that I had something of interest coming in and hoped I could arrange the viewing the following week.  They were pretty downhearted by this stage as one day from leaving, they thought they would never find the perfect property.  They made an offer to buy the day after it came onto the market!

I still take such pleasure in finding the right house for my clients, especially lovely ones like Maxine and Geoff!!

A short 5 minute car journey from Souillac, across the river, takes you to a lovely little village where this very nice property is to be found.
I have to say I was very pleasantly surprised!  I have seen many properties built around the 60's and 70's, so thought I knew what to expect...  Ok, so I admit I was wrong! (Just this one time!)

The lounge is of a very good size also and focal point being the fireplace - or is it???  Large windows overlooking the garden and pool is quite a nice view too!  
Upstairs there are 4 very good sized bedrooms, with 2 bathrooms.



Outside, going out of the lounge there is a very nice covered terrace, perfect for dining.  The garden is immaculate and the pool very inviting!

The location is really nice.  This is a fantastic little village with it's own little bar and restaurant.  Only 5 minute car ride to Souillac.

My view:  I found this property to have a very warm, welcoming feel about it, if you know what I mean!  No major works need doing, you could just move in.  I loved the layout, seemed very simple yet spacious.

Oh what a joy.  A very nicely presented property!  No orange walls and lovely bathrooms...!!  If you are looking for something renovated - this could be it!!
In a small hamlet about 10 minutes from Souillac, this beautiful property is in the heart of the village .  It has been completely restored with perfect taste, using quality materials and beautiful colours incorporating the old original features.

On arriving at the property you get to take a sneak peek through the beautiful decorative wrought iron gates to the lovely garden....
You enter the property by what must have been the entrance for the horse and carriage!  To the right hand side is a little room with a fireplace - no doubt for the driver to stay in and warm himself on colder nights in front of the fire!  This is presently just a store room. 

To your left, you enter into the main house.  All living accommodation is on the first and second floor.  So you have to go upstairs.  There is a room underneath there that is marked as a cellar but really it is another storage area.
Once upstairs, you enter into the fabulous lounge/dining room, where you are greeted by a very welcoming feeling of cosy yet very comfortable and quality surroundings.  The room is split by the staircase going up but this for once, does not hinder the flow of the room.  The dining end has a very impressive old cantou fireplace with a modern kind wood burning stove that actually runs on pellets and one that can be controlled perfectly.  Not one where you have to lug logs in, then wait to warm up, then open the windows because you are too hot!   


The kitchen is fully fitted with modern style kitchen yet it fits in perfectly with the style of the house.  

Just to the side of the kitchen is a w.c and shower room.  (These old houses are always quirky!)

One of the bedrooms is off of the lounge.  Good sized room.
Upstairs there are two further bedrooms and the main bathroom.  This is completely new and good mix of modern and old which works perfectly.  It's not huge but it's heaven to find a nice bathroom.  Top marks from me!!


The garden is not too large but it is perfectly well kept and is mostly gravelled with terracing.  Perfect easy keep garden!  Opposite the property, there is a band of land that is also included.  Perhaps a little veg patch??
My view:  Adorable!  Perfect for those who do not want any renovation works to do.  One of the things I loved most was the electric light switch's.  They have used new (but in the old style) of the little turning ones.  Just a perfect finishing touch!  The only negative for me was that there was no banister on the stairs - I felt a little wobbly ....  but that being the only negative - you can see there is not much to worry about!

The Souillac country Club is situated just on the outskirts of Souillac. It is a very popular 18 hole golf course. This chalet has just come onto the market! 
The chalet is situated on the outskirts of the residential part of the park.  In fact it couldn't be more ideally positioned.  With trees and the greens behind,  this chalet is in a perfectly quiet and peaceful area.  The whole park is kept to a very high standard.  This chalet is also in perfect condition throughout.

Exterior and interior are in perfect condition.  For during the winter months, electric heaters are in place but I doubt whether they would be needed in addition to the wood burning stove.  Yes this really could be very cosy in winter too.




There is a paved area to the rear and side of the chalet for outside eating and sunbathing.  There is a communal, annual charge for the upkeep of the driveways and of course the swimming pool.  There are many pools at the park and one for every 10 or so chalets.  Each group of chalets are within their own little close so to speak, so it's like you are going into your own private little commune!

Other residents of the club very successfully rent out their chalets throughout the year.  This could be another choice for you!

The house itself is very French in style.  Ok, so we are in France - but you know what I mean!  You don't??  Well look in the dining room - there is a wardrobe!   Sometimes decor style can influence what the potential buyer thinks but you have to look past that.   There's lots of exposed beams and stonework.  All in all it is in very good condition.

Bathroom?  Well that is French too.... but it is large!  Contains bath and separate shower.  
To the side of the house is the large barn.  Stone built and in very good condition.  Part of the barn has been transformed into a little apartment used by current owners family and friends.  This actually has one decent sized bedroom and one smaller one with bathroom.  The rest of the barn is workshop and storage area.  



This is where I think this property could be a good investment for someone who perhaps would like to combine home and income opportunity.  The rest of the barn could easily be transformed into another one or two apartments and because of the location, between Souillac and Sarlat, this could be just the right spot for trapping tourists - literally!

One of the biggest negatives about this property or in fact a huge positive, depending on how you look at it, is that it is situated on quite a busy main road.  However, the price has been adjusted accordingly so you are getting a superb stone built home with barn for a very reasonable price tag.  Also, if your intention is to have a little income from perhaps a B&B business, then it really is ideally situated.
