A cheapy - Why? - see the photo's!!  Having said that, this needs mainly only internal works and a tidy up of the outside, nothing too heavy...  it's got a good habitable surface and a garden...  so lots of potential!
Situated just on the outskirts of Souillac town.  It's kind of a bungalow but is a bit all over the place in as much as the attic space has already been converted into...  well lets say rooms!  But you cannot access them from the downstairs yet!

Going up those steps, you can enter into the attic space which someone at sometime had obviously attempted to make into a separate apartment ....  badly!  There is a shower room....and it's a great space...  teenager heaven or perhaps some kind of work/office space...   I quite like the fact that there is a huge terrace outside on this level.


Big bonus - large garage!

The garden, well it's a tad overgrown to say the least, but it is sizeable for a town property.

My view:  Ok, so I'm joking around but giving you the reality at the same time, however, this place seriously does have potential.   If you are on a lower budget, a keen DIYer could easily manage this project.  Put your own stamp on it and it could be very nice indeed.   This property was built in 1970, so is not that old - just not been re-decorated since!

I have to say, this is a lovely property.  Situated quite high up with rolling views over the garden...  The condition of the property is perfect.  Everything about it is in pristine condition!  The room sizes are generous and the large windows make it very light and bright.
The kitchen is a large room, combined with a dining area and an added comfy sitting area over-looking the garden.  The kitchen is white, fully fitted with it's central island. 


The lounge is a very comfortable size of 23m².  A wood burning stove in place to give you that country feel should you need it!
Two of the bedrooms in particular are very spacious, one having an en-suite bathroom.  The other bedroom is still a good size at 9m².  


No outrageously blue or pink coloured bathrooms here - both very tasteful indeed!  

There are terraced areas around this 'plain pied' (bungalow to you!) where you can enjoy some outside dining or sunbathing.  A nice little garden surrounds them (nice in my case meaning easy to keep!).
There is a little workshop hidden in one part of the garden where there is also potential to develop the veg patch further.  
As you drive into the property , just alongside the driveway there is a carport.  Shade is what is needed for you cars here in the summer!

Near to a village, a few kilometres from Rocamadour, there are other properties dotted around but you can really enjoy some peace and quiet...

My view:  Not a speck of work to do!  Not even a speck of dust!!  This certainly is a property for those who want to move in directly.  Quality and new-ness!!!!

Cheap cheap cheap!!! A village house!!

Wow, how interesting is this one!!  Now bracing myself for the enquiries..... and you've got to be very quick, this is an absolute bargain!
Situated centrally in a small, quiet little village between Souillac and Gourdon in the LOT, South West France.  The property is in great condition with the exterior and only needs refreshing inside... a little bit of TLC.  A good DIY'er will be in his element.  If any of you saw the English version of the T.V programme 'A Place in the Sun' when I did my little stint on there - it's in the same village as was featured!

A beautiful old stone built house, substantial and nice squarish rooms with high ceilings.  Enough exposed stonework but also light and bright.   There is only really re-decoration to do here and some touching up here and there where there is the odd missing piece of skirting board and a broken pain of glass for example but nothing major.  There is a full central hearing system.  

The lounge is a very nice room indeed.  Good size 28m².  The kitchen is 14m² and is basic but a visit to Ikea will simply and cheaply make over that room!

The bathroom is also downstairs.  It's a good size (for once!).  On the details, this property is marked down as 4 bedrooms.  This property, as like many others in France, has one of the rooms leading from another....  in my mind this would be an ideal dressing room (meaning keeping it as three bedrooms) or perhaps a second bathroom?




The garden is perfect size for a holiday home or people not interested in gardens!  Enough room to enjoy outside dining and easy to keep.  To the side of the property is access into the cellar.

There is a very useful independent garage.  37m² in total.  
My view:  Bargain!!  Whatever property you buy you expect to re-decorate to your taste (and lets face it - dark blue painted skirting boards and green walls are not to most peoples taste!!).  Love the village, love the property!!  Organise your trip over to view!!

A beautiful old cottage - one for the shortlist!

Ooooh what a property, wow what a price!!  I'm now bracing myself for a huge response for this one!
Set in the middle of a quiet sleepy hamlet, just about 5km's from St Sozy in the Lot, South West France. The real little French cottage dream!

Walking through the garden gate, this cottage has one of those little gardens that is just perfect and interesting.  Lots of little stone walls and steps.....different levels and little areas with trees and shrubs.  In fact one of the upstairs rooms has direct access onto the garden.  These photo's have been taken in the midst of winter so I can imagine how pretty it will look in the summer.  

The exterior of the cottage is in excellent condition.  Beautiful stonework that has been nicely finished off and the roof looks in great condition also.  

Inside, it is very old cottage like!  It has been used for many years as a simple holiday cottage by it's French owners.  It is perfectly habitable but needs tweaking to bring this up to what could be something out of your dreams!  There are many of the old original elements and exposed beams that you can still incorporate into your decor to retain that cottage feel.   The layout is a little funny....  this often is the case with these little village houses.  Bedrooms were not really designed to upstairs in years gone by, so we do find that they put them in just about anywhere!

A real country kitchen awaits you.  Very large and spacious.  It does not have a real fitted kitchen as such but it screams charm and comfort to you!

Now to the rear of the kitchen there are two bedrooms.  Good sizes.  You can see that this was one room split into two (by the window).

Walking down a couple of steps you go into the lovely large comfy lounge with it's fireplace staring you in the face.  French doors open up onto the garden.  Cottages like this can be a little dark and gloomy - but not this one!   It will be a fantastic cool room in the summer and very cosy with a wood fire in the winter.

The bathroom has been fitted onto the end of the lounge!  Not ideal but we do see this a lot.  Ok, so it's not new but it's not bad either....the plumbing is in place!  Upstairs there is a bit of a mish mash with the rooms again.  For the moment there are two further bedrooms but you have to go through a very narrow door.  A little bit of thought here could transform this cottage entirely.  There would then be room to add another bathroom upstairs.  




My view:  So the cottage needs a little bit of work to bring it up to modern day standards and comfort.  But it would be very well worth the trouble and it can be done whilst living there and by a keen DIYer if you choose.  The price of this one is very interesting and for a modest budget you can have this one looking like a French dream cottage!
