Oh wow, stunning property!  So very typical of the region....  A beautiful house with a 'maison d'amis', guest house and some lovely features such as the old bread oven and wine cave....  Very quiet location, near to the superb little village of Carlux in the Dordogne.

As you arrive along the small quiet lane that leads you to just this property, you just know it is gong to be something quite special...  The lovely bushes and well kept gardens and then you see the property.  A beautiful well kept house that has a lovely homely feel about it.  


To the front of the main house there is a terraced area in front of the kitchen. Perfect to enjoy the views over the sloping garden to the front.  Inside we step into the kitchen.  

The lounge has a fireplace.
Upstairs we find the three bedrooms.  Slightly dated decor but you can feel the quality of this property.  A slight step up into the bathroom in the tower gives this one some more character and charm together with the lovely exposed beams.

Next to the main house, joined by an archway where you can also access the rear garden, is where you enter into the old vaulted wine cave.  Impress your friends!

Opposite the main house is the 'maison d'amis'.  A large room where guest could comfortably stay.  The tidiest attic space I think I have ever seen in an old French property could also be used if further habitable space required.    







Next to this is the old bread oven.  I know how you all like to see the old features that are so taken for granted here, so I took a photo of the interior for you!  

The garden is lovely.  Huge and has very interesting parts to it.  The views around are of the countryside and the gardens.



My view:  A beautiful property.  If you are looking for something a little special..  near to a beautiful village, then this one should be on the shortlist.

Investment or home??? Centre of Souillac town!

Running through the middle of Souillac is the main road leading onto Gourdon ....  on that main road is where we find this property.  Have to say I was very pleasantly surprised.  Don't write this one off to easily it really has something about it and some very real potential....
Exterior is in good condition.  Interior is a mess!  Well, it's old and tatty ...  It was actually two apartments before.

As you may have already found out - French agents rarely do floor plans - and... we are no different!!   So I am going to have to try my best to describe this one to you.  As I believe the layout here is important.

As you enter the property (which is directly off of the street pavement) you come into the hallway (which has some lovely old tiles!) and there is a door at the opposite end where you go out into the courtyard garden to access the flat upstairs.  

Back to the ground floor.  Either side of the hallway, there are two and a bit rooms either side.  Condition of them is awful, not having been lived in for years, dirt and grime is especially appealing to the now resident spiders!  A horrible, ugly square bathroom has been added to one side, which should be taken down - in my own humble opinion of course!  It takes up room in the garden, and is just sooooo ugly!    


Going out into the garden is where we find an interesting little courtyard space.  Even more interesting as you have to go upstairs into the flat and I think this area could be made into a stunning little place.  Behind the property is gardens from another house, so not built up and it makes it seem more 'open'.

Upstairs there is a complete two bedroom flat.  Old wallpaper yes - but lovely old wooden floors and some nice fireplaces.  




I think this property could be made into one nice get away place.  Works needed ok, but at a price like this...  it's very interesting.  Two minutes walk to the town centre....  some double glazing, particularly at the front and you would not know you were on the main road. Open up all the windows at the back and enjoy the terrace! 

Alternatively, this could be an great investment property.  Either side of the hallway could be made into two studio flats and the upstairs could just be overhauled - giving three rental possibilities!  With a town like Souillac, which has two large schools with students who look for accommodation in the school year, this one could give a very steady income.  

My view:  An interesting property indeed.  I would have to get someone in to deal with the spiders but the rest I can see past..  and see what potential it has!

All on one floor, this really is a practical property for easy living.  The layout is great and the rooms spacious.  The kitchen is combined with the dining room.  Lovely hand made units.

The lounge rooms opens up onto the garden...  and what a neat well kept garden it is!  
The bedrooms are all good sizes.  One having bathroom en-suite and dressing room.  As I said before - how nice to have such a roomy bathroom for once and it is white...  (not blue, pink or avocado green!)




An office for quiet times...
Yes we had a little laugh whilst taking a look at the property for the first time.  There is a separate room, the guys thought is was cool and deemed it to be for the boys - just because it had a bar!  Next we passed into the huge utility room and yes, they said this room was for us girls.  So shallow my male colleagues!


Outside:  This property is built on a huge flat parcel of land.  So much better for easy gardening.  Nice terraced areas for outside dining.  A huge stretch of lawn to the rear with a backdrop of several different kinds of fruit trees.  Jean-Michel here helping himself to a peach!  


To the rear of the garden, there is an independent building of 50m².  Useful storage or it could be transformed very easily into a small living accommodation for visiting friends.....

My view:  Very nice property.  Substantial size and fantastic large garden.  The peaches were nice too ;)
