A near newby 3 bed property!

Ref:  6227s

Price:  240.000€ (agency fee included)

Built in 2005 and a house where you could eat your dinner of off the floor!  This substantial house is situated in a modern little close of houses, just on the outskirts of a great little village, which I know very well as I used to live there!

*3 bedrooms
*Large lounge/dining room of 54m²
*Utility room
*Garage of 30m²
*Basement of 102m²
*Garden of 2642m²

The house as I said is in perfect condition.  Some of the colours are a little lively and perhaps a bit overwhelming, so you have to imagine this one in nice neutral colours! You could make quite a nice contemporary home here....

The living accommodation is on the first floor with a huge basement underneath.  The kitchen is fitted and opens up into the large lounge room.  Nice open living!

The bedrooms are all in perfect condition.

The bathroom is spacious with a corner bath.
The entrance to the property is nice.  With large gates..... and the garden of 2642m² is completely closed in.  Some nice shrubs have been planted and are maturing gracefully.

There is a small terrace to the rear for outside dining.  You can also enjoy some nice views from this point.
The village is about 3 minutes by car down the road.  A sleepy village you think?  Ah ha - move here and you will find a very active little community and some very nice people who frequently gather at the little hotel/bar/restaurant, stroke, community meeting place!  This was the first village we lived in when we moved to France some 15 years ago.  There is a great little village school. One of those that takes in Juniors for all the three years in the one class.   Thanks to us it stayed open!  When we moved here all those years ago we kept the school open with our five children - at that time there were only nine pupils and the villagers loved us!!

A 10 minute to drive takes you to the superb village of Martel where you will find all commerce.

My view:  With only the help of a paintbrush (well that is only if you don't like red) this is a perfect, ready to move into property.
