Oh, just fantastic! A little original old village house!

Ref:  3346g

Price:  95.000€ (agency fee included)

I'm going to get ready for the response for this one!  Just a superb little house, on the outskirts of a fantastic little village.  The village itself has all small commerce with restaurant and bar etc which is in walking distance to this most charming little place.  Only 15 minutes from Gourdon in the Lot, South West France.

I love it!!
Ok, so this one is in original condition meaning it needs updating to modern day standards but it still has all the old character of days gone but that also means it's been pretty much untouched by some drastic (French!) DIYer if you know what I mean!  No terrible wood cladding stuff anyway!!

*2 Bedrooms
*Lounge
*Kitchen
*Shower room
*Terrace
*Attic
*Cellar

There is a large terrace that runs along the front and side of the property.  The old vine is just coming into leaf and has been well trained to run along on typical old French iron framework above.  There is certainly enough room for table and chairs to the side.

You enter into what was probably the old kitchen.  28m².  The room with the old cantou fireplace, which at present has the large old obligatory dining French dining room table!  This would be my lounge!  Cosy up around that fireplace...  There are old plastered walls - yes they need a little bit or repairing in places but hey, that is character!  Old beamed ceiling, wooden floors...  Mmmm, this really is one of the nicest little cottages I have been in.
There is a huge bedroom to the far end of the cottage.  18m².  Again, fabulous room...   There is one other bedroom, a little smaller but still a good size at 10m².

As you are used to now, French properties to have some strange things about them and of course this one is no exception!  Mostly because bathrooms of course were added much later...  and it seems added anywhere!!  Off of the lounge, there is a kitchen, with doorway out to the terrace.  The kitchen of course needs re-vamping.  And then, the quirky bit, you go through to the bathroom!  Well what can I say?  Plumbing is there and it does work!  Another benefit with this place is that it is connected to the main drainage.

My view: So, we have a quirky place here - but just so simply French.  And simple I think is the key word here.  Try to look past all that browness in the photo's (all the dark furniture) and imagine this one stripped back to being a real country cottage only with modern facilities!  There is the attic space should you wish for more rooms.  However, I think this one is perfect size for a couple or for a holiday home.  Works could be done whilst living there and you would end up with a beautiful little French cottage at a very good price.
