A little tatty at the moment but my what a view!

Ref:  6767s

Price:  130.000€ (agency fee included)

This very cute, very old stone built cottage is to be found high up on the way to the very famous Rocamadour in the Lot, South West France.
Oh it looks a little tired at the moment - it's only been used a holiday home without a much TLC ...  a bit of a spruce up (and a shower!) and you will have yourself a real little corker!

*2 Bedrooms
*Kitchen
*Lounge
*Bathroom (sort of!)
*Attic space of 25m²
*Celler
*Annexe
*Garden 1000m²

Arriving at this property, you notice the views!  Wow!  You can even sit on that front terrace and enjoy them!
I loved the cottage, it has a certain charm about it.  One of those properties you go into where you want to re-decorate in keeping with the age.  It is quite small, the second bedroom in particular....  but you could go up into that attic space if you wanted to to create more bedrooms.
The kitchen is basic!  The bathroom, well there is a W.C and a basin - but where do they bath/shower???  Goodness knows and I didn't ask either!!!  So yes, some modern comforts needed!

The property is situated down a little lane just on the edge of a village.  The garden surrounds the other three sides and you are not bugged by anyone yet not in the middle of nowhere.

The garden at the moment is overgrown and tatty too!  We took a cheeky snapshot of a photo on the wall of when this property was looked after.  All of the cut area belongs to the property.

To the side of the house is the garage, a kind of lean to with storage for hay it seems above!

My view:  Charming and will be very pretty!  Better putting in a proper bathroom otherwise I will not visit after!  Lovely village, in fact very, very well restored and quite sought after.

A new element that I'm trying!!  A little video!!

A perfect studio flat - could be the perfect holiday get-away!

Ref:  6738s                                                    SOLD STC!

Price:  29.500€ (agency fee included)

How about this for a perfect little holiday place?  Situated just a 5 minute walk from the centre of town in Souillac and about the same to the river Dordogne in the other direction.  When looking at the main building, the studio is the window on the ground floor!

It is actually a studio flat within a very nice residential building on the ground floor.  There is a surface area of 55m².  Present living accommodation of 27.70m².  Lounge, dining room and corner kitchen all in one room.  It is very light and airy, all very neat and tidy and perfect, certainly not your usual student kind of studio!  The bedroom is to the furthest end with a separate shower room.

Behind, there is a large room that is at present, used as storage.  It measures another 27m².  It could of course be transformed into further living space if required...  if not you can keep your bikes in here!
My view:  I just think this is a great option for a holiday get-away. Nothing to spend out on renovations.  It's small to easy and cheap to keep!  This is also an ideal investment.

An enchanting little bungalow!

Ref:  6670s

Price:  167.000€ (agency fee included)

....and enchanting it is!  A lovely mix of old and new and in pristine condition!
Originally this was a little old bergerie (a goat house or similar) or a shepherds hut.  Over the years additions have been made, such as a bedroom (!) but the central part of this little place has some very old stone work and original beams and a lovely fireplace - although a modern wood burning stove has been put in place for modern comforts!
Situated about 2 km's from the nearest village with all small commerce, this little haven is high up, enjoying some nice views and on the outskirts of a charming little hamlet.

*2 Bedrooms
*Bathroom
*Kitchen/dining room
*Lounge
*Office
*Utility room
*Garage
*Garden of 3000m²

You enter into the lovely and quite beautiful newly fitted out kitchen.  The dining room is to the other end...  completely enclosed by windows making it very light and bright.

The lounge is just so cosy ....  Imagine snuggling up in front of that fireplace in the winter...

Now this is not a huge place, so, as usual with a lot of French properties and like I always say - there are some quirky bits!  Character!  There are two bedrooms here.  One you get to after going through the office and one is off of the lounge.   The first bedroom has a very useful dressing room space.

There is a lovely modern bathroom, all new, so once again in perfect condition.  Carry on past the bathroom and you arrive at the utility room.  Practical!
There is a rather nice driveway into the property.  To the right there is a garage.  The garden surrounds the house on all sides.  Complete privacy here.  There is a considerable amount of land, however, a lot of this drops down to one side, which is not really use-able but gives rather nice views...  There is still a lot surrounding the house so do not worry, there is plenty to occupy a keen gardener!

There is a great terraced area outside of the lounge.  Perfect for early evening apero's!
My view:  Great little place.  In absolutely perfect condition throughout.  Charming and cosy!

They come in all shapes and sizes and some in better condition than others.  None so bad as this one!!!!!!  Bet you are looking at that first picture thinking it is not too bad for the price huh?  Scroll down!
A little house, well a garage with a bedroom!  This place in just on the outskirts of the middle of the town.  A large garage downstairs and a bedroom and another room which is described as the kitchen (!!!!) a W.C and shower (double beurk!!) upstairs.

Just had to show you the not so great bits about my work - but it made me laugh and I was looking forward to sharing it with my regular blog readers for a little light entertainment!

This one really is in a bad way....  It would be a great garage, of which there are few in the town centre.  If you really wanted to go further, you could make a studio flat (which are in demand here) and actually earn some money!    So you never know - this could be a great little investment!

I'm looking forward to meeting the person that is interested in this one.....

Look at the loo!!  Whoaaa!!!!!!!!!!!!!!!!
