Two houses, in without doubt one of the most beautiful villages in France!

Ref:  4620S                                                 SOLD!

Price:  90.000€ (agency fee included)

Wow, wow and wow!  I'm worried some of the following photo's may put you off of this one - but don't let them!  Two houses, side by side situated in a gorgeous little street within the main town of the very famous Martel - Village de Sept Tours.  Believe it or not, these houses were recently rented out! However, they are in need of updating...   These two have such huge potential as they could fairly easily be made into one house.
All the other properties in this little road, that is accessed by a superb archway, have been fully renovated and all have that lovely French feel about them with geraniums and jasmine flowing from pots everywhere.  This really is one of those dream projects if you would like to transform somewhere and live right in the heart of a stunning village.

* 4 bedrooms (in total)
* 2 bathrooms (in total)
* 2 kitchens (in total)
* 2 lounges (total)
* Superb vaulted cave
* 208m2 garden
At the moment, the properties are arranged as two, however, it does make two very small units.  The arrangement for the bathroom and toilet is quite funny as you have to go up a few steps into what appears to be a cupboard!! You could easily knock through to make this into one fabulous property giving you the space to make this into a 'proper' house that will be much more spacious and will allow you to redesign those bathrooms!.  As you will see from the photo's, it isn't in that bad a condition (I've seen a lot worse and I bet you have too!).  There is fabulous stonework on the exterior, it just needs tidying up, then it will match those surrounding properties.   Need to get rid of that orange decor for one!!!

There is a balcony to the front...  and a small garden to the rear which is can be hard to find in the centre of a village.  Under, there is a superb vaulted cellar...

The location is just the best if you want to be in the thick of village life, if you want to be in beautiful village, in a quiet road, with all commerce within two minutes walk, then you should really consider putting this one on your short-list if you don't mind doing a little work.

Quick - a little bargain in a fabulous location!

Ref:  6303S

Price: 142.000€ (agency fee included)

This one will go quickly so hurry up!!  A two bedroom house, built in 1985, situated on the outskirts of a beautiful village (one of our nicest!) not far from the very famous Martel.
I'm going to concentrate more on the exterior as the interior is so full of furniture that it is difficult to show this property of at it's best...  Just look at this lovely garden of 2600m2.  Full of fruit trees and so well kept.
The property is in good condition.  Ok, expect to give a lick of paint throughout but generally not bad.  The thing is with this one is there are further possibilities.  There is a garage on the side of the house that could be transformed into further living accommodation if desired as there is an independent garage in the garden.  A small house like this surely does not need so much garaging!
*2 bedrooms
*1 bathroom
*Kitchen/living room
* Garage of 21m2
*Independent garage of 19m2.
*2600m2 perfect garden!
Beautiful scenery - free!!!!!
So this is not a big property at the moment but this could interest a couple, for a holiday home or even those who may want to extend into the garage and perhaps beyond as this location is fantastic and would be well worth the investment.  Ah - something to thing about!

My view:  I like this one a lot.  A lot of land and a nice property for a very reasonable asking price.

It was my birthday - see the team out of work hours!!!

So...  I had a little celebration at my house for my birthday.  (25yrs old of course!)  We started with a cocktail made famous by the film Sex in the City, a Cosmopolitan...  I highly recommend it if you would like to get your party to start with a bang!!
Marie, Laetitia, Martyn, Lionel, Florence, Me, Celine, Valarie, Jose and Bernard.
Valerie, Celine, Bernard (Flo's hubby) Florence and Martyn (my hubby) and more cocktails!
Now the evening started off gently and quietly, everyone enjoying the apero cocktail and some delicious slices of sanglier (wild boar) and duck with walnut saucission and a few other delectable offerings bought from the market that morning.
Florence and Celine with Francis being the man in the mirror!
Francis and Valarie - yes the cocktail is taking effect!
Of course, being in France and being surrounded by the French, you cannot avoid a certain amount of Frenchness to creep into the evening....  Francis had been out during his lunch hour (two hours!) and collected an assortment of wild mushrooms.  A bucket full of cepes and girolles which he lovingly prepared in my kitchen and what is so amazing is that everyone took a turn in tending to these mushrooms as if they were the most important thing ever!!  We BBQ'd aiguillette de canard (strips of duck breast) and I had thrown together a couple of salads.

Lionel with the mushrooms!
Ooohhh it's my birthday!  with Laetitia
Once the meal was over which was rather late, as in true French style we stayed at the table for most of the evening, the tables were moved, music volume vamped up and whoo hoo....  off they all went into dancing mode!  These Frenchies dance Rock 'n' roll to anything!!  Now, there are many photo's which I couldn't possibly put here on my blog as I want you to still think that we are a professional bunch but here are a few of the carefully selected ones.  Your team from Century 21!!!!

Immaculate 3 bedroom, 3 bathroom home with independent apartment!

Ref:  6267S

Price:  269.000€  Price reduced 254.000€ (agency fee included)

Built in 2005, therefore in jolly good condition throughout.  Situated in the heart of a lovely village between Souillac and Gourdon in the Lot.  This property is immaculate...  garden too!
*3 bedrooms
*3 bathrooms (two ensuite)
*Beautifully fitted kitchen
*Large lounge/dining room of 30m2
*Utility room
*Large garage of 32m2
*Apartment with lounge, kitchen, bathroom and bedroom.
*Garden of 1500m2
This property really is a good solid construction and built in the lovely 'Quercynois' style.   Proportionally very good and very comfortable.  On arriving, I couldn't  help thinking that the lawn looked as though it had been cut with a pair of scissors - it was that precise!

The front of the property has the entrance to the garage and to the apartment.  This is great as it means the apartment really is separate to the main house, therefore giving privacy and distance (especially from visiting family and the mother in law!).  Or of course you could rent this part out...   The apartment is well finished with a large open plan living area/kitchen, bathroom and bedroom.  There is also a rather nice decking area just to the front for those guests to use.  The garage is huge with space for a car and anything else you may like to keep!
Access to the main house, you pass into the garden which really is rather lovely.  Beautifully kept and interesting parts to it with a huge terrace area running the full length of the property, with the all important shade for those hot sunny days.  I was very impressed also with how the present owners have integrated the pool into the gently sloping garden.  There was a nice terraced area  which gives you rather nice views over the village...

Inside the house, it was as I said, immaculate.  But not unwelcoming immaculate - very pleasant and a warm feeling pleasant in fact!  The lounge has a large fireplace which gives a lovely focal point to the room.  There is a decking finished balcony to one end which provides a perfect area for early evening or late night drinks where you can enjoy the views over the village.  The kitchen is lovely.  Very well finished and beautiful colour.  The centre island making food preparation very stylish and easy.  Direct access to the terrace and BBQ area too - ummm, this house has been well planned and thought out!!

Views from the balcony.

The bedrooms are all of very good size.  Two have en-suite bathrooms and guess what???  They are all modern and perfect!!!  Yipppeeee!!!!!!  The other bathroom also has one of those old lovely romantic baths...I could almost picture the bubbles...glass of French champagne in one hand ....  but I won't go any further there...!!

So what more can I say?  Just a perfect house!  The ladies can enjoy from day one and hubby doesn't even have to get out a paintbrush!  Parfait!
