Wow, how interesting is this one!!  Now bracing myself for the enquiries..... and you've got to be very quick, this is an absolute bargain!
Situated centrally in a small, quiet little village between Souillac and Gourdon in the LOT, South West France.  The property is in great condition with the exterior and only needs refreshing inside... a little bit of TLC.  A good DIY'er will be in his element.  If any of you saw the English version of the T.V programme 'A Place in the Sun' when I did my little stint on there - it's in the same village as was featured!

A beautiful old stone built house, substantial and nice squarish rooms with high ceilings.  Enough exposed stonework but also light and bright.   There is only really re-decoration to do here and some touching up here and there where there is the odd missing piece of skirting board and a broken pain of glass for example but nothing major.  There is a full central hearing system.  

The lounge is a very nice room indeed.  Good size 28m².  The kitchen is 14m² and is basic but a visit to Ikea will simply and cheaply make over that room!

The bathroom is also downstairs.  It's a good size (for once!).  On the details, this property is marked down as 4 bedrooms.  This property, as like many others in France, has one of the rooms leading from another....  in my mind this would be an ideal dressing room (meaning keeping it as three bedrooms) or perhaps a second bathroom?




The garden is perfect size for a holiday home or people not interested in gardens!  Enough room to enjoy outside dining and easy to keep.  To the side of the property is access into the cellar.

There is a very useful independent garage.  37m² in total.  
My view:  Bargain!!  Whatever property you buy you expect to re-decorate to your taste (and lets face it - dark blue painted skirting boards and green walls are not to most peoples taste!!).  Love the village, love the property!!  Organise your trip over to view!!

Fishing in France

Just thought I would share this article with you all.  Maybe some of you are keen fishermen - or women!  Indeed, I've just seen that a licence for a woman is much cheaper!!!!  Why????  Are we really bad at fishing or something?????!!

The fishing season has started in France, so we take you through the main regulations, and how to get a fishing licence.

Fishing Licences

The issue of fishing licences in France is controlled by local voluntary fishing associations, acting on behalf of the government.
These local associations, called Association Agréée de pêche et de protection des Milieux Aquatiques (AAPPMA), are responsible not only for collection of the licence fee, but also limited management of the local watercourses and lakes, to ensure they are properly maintained and regulated.
The various local associations operate as part of a departmental federation, which in turn are linked to regional structures!
To obtain a carte de pêche/permis de pêche, you can normally find them distributed through local tabacs, sport shops, or possibly through the website of the local AAPPMA.
There are different types of fishing licence, and the cost of the licences varies slightly by department.
  • A Carte Annuelle for an adult costs between €70 and €100 and between €10 to €20 for a minor.
  • There is also a special licence for women called Découverte Femme, which costs around €30.
  • You can also buy a fishing licence for holidays, called Carte Vacances which costs around €30 and which is valid for 7 consecutive days.
  • The Carte Journalière costs around €3 for a day’s fishing.
The cost of the licence includes a tax, called the Cotisation Pour les Milieux Aquatiques (CPMA).
The licence is issued personally, and it requires photo identification on it.

Fishing Rights

The licence grants you the right to fish in all waters managed by the association, and in all public waters (rivers and canals) anywhere in France.
For fishing in watercourses and lakes managed by other associations outside of the department, it is possible to pay a supplement to do so, on the basis of reciprocal agreements that exist between many of the departmental associations.
The licence grants no right to fish in free flowing waters (eaux libres) from privately owned land, unless the owner has otherwise granted consent for members of the local association to do so. The definition of such waters has frequently been a source of uncertainty, dispute and legal action.
Needless to say, captive water on private land (eaux closes) is completely outside of the framework of any fishing rights.

Fishing Season

As with la chasse, there are controls on when you can fish, what and how much you can catch.
There are two types of waters containing different species of fish, which determines the fishing season for each one.
In the more oxygenated waters of the 1ère catégorie (containing primarily trout) the season normally runs from the second week of March to the 3rd week of September.
In the less free flowing waters of the 2nde catégorie it is generally possible to fish throughout the year, except for pike, which is only authorised between 1st May and the last Sunday in January.
There are also controls on the size of fish and the quantity that can be taken away, about which you would need to consult with your local association.
You must also respect the hours permitted for fishing during the day, which is normally half an hour before sunrise to half an hour after sunset. Accordingly, night fishing is generally not permitted, but with exceptions.

Old, ugly and needs tons of work!!!

Regular followers will know I'm always honest!!

So here we have a little house that has just come onto the market!  Right in the heart of Souillac town.  In fact next to the old Place de Puits, (the town well) that's the nice bit ....but it is also opposite the kebab place and next to a bar.....!!!!  Am I tempting you yet???  !!
What can I say about this one????  Ummm, not like me to be stuck for words....  So lets just say you have 73m² of possible habitable space.  At the moment it is noted that there are three bedrooms and an office -  but hardly room in there to even strangle a cat!  The kitchen - what kitchen???  It's a room with plumbing pipes in... However there are two bathrooms!!  Sort of....  There is even a bidet in one of the bedrooms and an en-suite!!








This property needs the layout completely rethinking....  re-plumbing, re-wiring, re-decorating......!!!!  Oh I must stop - glad the boss doesn't understand English!

Continuing to be honest...  I actually like this place!!  It has a certain charm about it.  These old town houses never have a straight wall making them very quirky, there is even a stone archway in the entrance under all that ghastly wallpaper..  The other nice thing is that there is a terrace from the upper floor and a cute little place in downstairs off of the lounge in the front too.  Central heating, mains drainage...  and two bathrooms, you see all lux here!
I can imagine this being a great little place...  a nice French bistro table and chairs on the terrace, pots and pots of flowers...  and very handy for town!

A real French affair... Charm, character and three properties!

Ahhhh...  I'm going to go into blog overdrive...  yes I loved this one!
All of you lovely people who have dreams and aspirations to come to France to live in real France, in a real French village, in a typical French property - look no further than this one.  A fantastic 'ensemble' of three buildings, a house, a barn (partially converted) and another old house that is presently used as a workshop.  Tucked away, in the middle of a beautiful, popular little village between Souilac and Sarlat and the river Dordogne within a stones throw!

What was so charming, apart from the character of this place and what makes it such a beautiful French affair, is that you have three generations of the same family who live here.  All working together in a family business where even granny has her own workspace...  could be a story or a T.V programme on how the real French people live and work.

It is going to be difficult for me to explain this one as there are just so many parts to the property.  But I will try!  As you draw up to the property, Grannies house is directly in front of you.  The workshop sits to the right-hand side and the barn is behind Grannies house.
As we approach, Granny is sitting in her workspace (the little conservatory) at the front of her house.  Taking full advantage of the sunny warm day surrounded by sprouting geraniums.  We enter into the kitchen, oh my we have stepped back in time a little to what is an authentic old French kitchen, even the little windows are decorated with those lovely old half size cafe curtains....   Often, I have to report on what needs updating, modernising - but I have to say, this old kitchen could be just tweaked to keep that authentic feel as it was just a place that you wanted to take your shoes of and sit at that old farmhouse table in front of the wood burning stove, to enjoy a hearty meal and a glass of robust French wine.
There is a lounge downstairs, another conservatory behind and the bathroom.  Upstairs there are two bedrooms and a large landing area where perhaps you could make another bathroom.  Huge attic space also which could be developed if required but maybe you don't need too as there is the barn....



The barn has the most fantastic stone work - a photo of it especially for you!  Fantastic door openings with the original old stone reveals. The first floor has been turned into living accommodation.  The ground floor is used as storage for the business.  As you walk upstairs to enter into the hallway...  I was blown away by the old original door, with it's old original door furniture apparently dating back hundreds of years.  How can you ever re-produce this kind of look and feel ????  There is a very comfy lounge/dining with kitchen.  Those exposed beams make it feel just so elegant yet so very comfortable and cosy.  Three bedrooms, each feeding off of the gorgeous elegant hallway and a bathroom.  Behind the barn there is covered area for you to enjoy some outside shaded dining whilst enjoying the garden.  












The workshop is just that!  A real workshop!  Filled to bursting with materials for the business (furniture restoration) which makes things look a little untidy on the photo's but of course this is a work space so it was to be expected.  Taking the materials out, you would be left with a nice little place.  One room downstairs with adjoining workshop and a large mezzanine floor above.

There is 1800m2 of garden.  
My view:  Just the real French deal!  Charm and character.  Loved the position.  Central in a village yet you feel you are in your own little hamlet!!  These kind of features cannot be easily re-produced even if you scoured every corner of France...  j
