We have all just been to see a fantastic building plot that has just come onto the market near to Gourdon.  In fact it is very close to the lovely little village of Le Vigan, where there is all small commerce etc.

The land itself measures 1775m².  It is situated in a superb quiet position and has the most fantastic views...   The trees on the land itself have all recently been cleared but it still leaves a nice band of greenery to the far end.

A village house with character!

An old, stone built village house...  very nice!  This property is situated right in the heart of a village.  A village that is built up around a long and winding road from Martel to Rocamadour.  Many of the properties are staggered down the hill below also.  Just very very pretty!



In pretty good condition throughout, it is actually very spacious for one of these older type of houses.  Ok, as with  most of the old places there is some quirkiness....

The kitchen is a good size.  Rustic kind of feel to it but everything you need.  From the kitchen it leads onto the storage area.
As you will have seen from the lounge photo, above that is a huge mezzanine, just so very sunny and a such a nice place to have an office area I thought. 

There are two bedrooms and two bathrooms also on this floor.  15m² and 12m².  One of the bathrooms is nice - one blue!  



Onwards and upwards, here we come to the  particularly quirky part.  Here is where you find the third bedroom.  It's a restoration in process!  You have to walk through the yet unfinished hallway, through the unfinished parts of the attic to get to it and the third (blue) bathroom.  So needs a little tidying up up there, but you could even add another bedroom or play area if you wanted to.  


The garage is quite precariously positioned, right on the bend of the road!  A nice little stone built garage though.  
Not a huge garden with this one.  In fact there is a terrace in front of the house and to the side.   At the moment the view is blocked by an old property but the Maire has recently bought this to knock it down.  Wow, then you have a view too!  I took a sneaky picture from behind that property to show you....

A giant strawberry tart in Nabirat - near to Gourdon.

Over the Easter weekend, with the beautiful weather....  we took a little trip to Nabirat, near to Gourdon where there was the annual FĂȘte de fraises!  


The huge pie of 30 m2 was  the highlight of the 14th edition of the festival which took place in the village. 

350 kg of fruit harvested on site or in the immediate vicinity.  The villagers slice up the pie to order.  

Oooooh the smell of strawberries was just amazing and it appeared everyone was carrying their own box containing strawberry tart, including us!

Old, quaint and loo with a view!

He he!!  I love places with character and this one certainly has some!!

Situated right in the heart of Souillac, two steps to the town centre in fact.  A very old cottage with a courtyard garden. Ok, so it needs a little love and attention but at this price it's such a do-able project.
Now, it's a little difficult to describe this property room by room because it could give you the wrong impression.  Oh how easy it would be to say a two bedroom cottage with this and that...  but in my mind, this one needs a little bit of a re-think because as with many of these little old cottages nothing is ever where you expect it to be!

As you walk in the front door there is a dining room to your right.  (Perhaps this could become a kitchen or a bedroom).   Behind that there is a bidet and washbasin - well lets just say plumbing is there!  could be an en-suite shower???   Continuing on, there are three little rooms, ideal for storage.  One at present contains several old, dirty, dusty bottle of wine ...  perhaps vintage - who knows? !!  


Next, duck down as you are likely to knock yourself out on the huge stone beam that leads you out to the courtyard.  And what a great little space this could be.  At the moment its all overgrown and has terrible lean-to contraptions on two of the walls.  However, a good tidy up could make this a superb little area.
Onwards and upwards we go into the present kitchen.  Large room!  Looks very dark and dank as decor is very brown but a quick make over will transform not only this room but the whole house.
Then we go through into another room that was a bedroom.  I think this would be better as a lounge because off of the lounge there is an old terrace that has been covered in to make a conservatory type of room.  But is it a conservatory????????????   Noooooooooo!!!!!!!  It's a bathroom!!!!!!!!!!!  The loo is positioned to look out over the garden!!!!!! No curtains or blinds even......  Right to the far end there is a shower room so I'm sure you could move the loo in there or even re-position it somewhere else.  This space will be much better as a real conservatory!


Upstairs again and we come into roof...  This has already been converted into a good sized bedroom and what could be an office or small bedroom.

Just opposite the house is a large garage with parking.  
My view:  Overall, the exterior is in good condition and yes the interior needs perhaps a little re-thinking and certainly a make-over but  I really like this little place.  Could be a super little bolt hole to France!

A very old stone built cottage - built in 1716 !

Oh wow!  Gorgeous, gorgeous, gorgeous!

Just onto the market, this absolutely beautiful old cottage, situated in a small rural hamlet, just 3 km's from the village of Concores, near to Gourdon in the Lot.
Unbelievable to look at the cottage and think that it was built so many years ago and is still in such excellent condition.  You can see from the old stonework they it has gone greyish in colour, like a very old church...

To the front there is a little cottage garden.  To the far end there is an array of little old outbuildings, only really useful as a storage.  Probably animals were kept in there many years ago but now they are every so slightly tumbling down but it just adds to the charm somehow.  The old stone steps lead up to the terrace from the kitchen.  Morning tea on the terrace anyone?

Well inside, it's almost as old as the outside!  No not that old but certainly old.  However, it is not a ruin either.  The old French kitchen with that cantou fireplace... can you imagine how charming it could be?  There are two bedrooms on this floor, both good sizes and plenty of cracks in the plasterwork...  The lounge is similar condition but it has the most beautiful plaque above the fireplace.  Views out of the windows are of all the fields....  the bathroom is relatively modern!  A bit on the slim side and for some reason the loo is raised on a platform!  There is an attic space, however was not possible for any of us mature (heavy!) people to go up the ladder which looked as if it had been made of twigs!  You can see from the outside pictures though that there is a window there so there would be room to extend into there if you wanted to.




The views are lovely...  
To the rear of the property there is a line of old animal housing, now I have to say I would get that taken down quickly!  It's old and ugly!!  What is rather nice is there is a pond also, not with the property but it might as well be as it runs along the rear of the boundary line.  Big fat orange goldfish swimming around in there!
Underneath the house is a very old 'cave' the basement, including old wine barrels!

My view:  How can you put a price on a piece of history like this?? But we have and how very interesting is it!  
I have to say this could be a simply beautiful little cottage.  In my own humble opinion you could spend as much or as little as you wanted on modifications and whichever way you would still have a superb little piece of French history to enjoy...
