Old farmhouse with several outbuildings!
Ref: 6170S
Price: 163.500€ (agency fee included)
How difficult it is now to buy a 'corps de ferme' in our region... But here is one, new on the market!
Firstly what is rather different is that this property is not in the middle of nowhere, it is actually on the outskirts of Souillac and therefore has all commerce and town life within walking distance. So how nice would it be to be in an ancient farmhouse but near to life??!
This property is in it's raw state and in need of full renovation - make no mistakes! It's so full of junk it was difficult to take photo's!! However, what is so exciting is that you can start from a blank canvas...

* 4 bedrooms
*Bathroom
*Lounge
* Kitchen
*Cellar
*Several barns and outbuildings!
*26 800m2 land.
In fact there is a total surface, including the barns of 366m2. You could keep just the house as it is and keep the barns as independent and store your own tractor(!) or perhaps transform the barns also...
As I said, the interior is in a very poor state and needs total renovation. There are some lovely original character elements that would look so wonderful when incorporated into a newly finished renovation.
Ooooooooh - one of those spooky dolls looking at us!!! Why do so many French people have those?????
The land surrounds the property. To the rear of the house, is a lovely old stone built staircase which is mostly hidden by bushes and the like which have grown wild over the years.
My view: A full on project for someone! However, it is getting harder in our region to find an old authentic stone built farmhouse with buildings like this so it would be worth it. I loved the place!

Sunday 12th in and around Souillac
As I announced on my Facebook page. The huge annual 'vide genier' was held through all the streets of Souillac. Why is it we like sifting through other peoples junk! It was massive. We saw one marker for plot number 641, so there were plenty of stalls and plenty of visitors.
Under the 'halle' - the usual market place....
Just down by our office!Stalls everywhere, even outside of our office!
How can you have an event here without there being the traditional French music???!!
Gourdon. A huge 'foire' situated on the ring road. A little like a small Ideal Home Exhibition - but outside! Some interesting stalls for people who like renovating...
This is a local garden centre - situated in Cazoules, between Souillac and Gourdon. They do garden design, lanscaping etc and sell beautiful plants!
Ah look - a French beret!!
Ever popular wood burning stoves...
Le Roc. Thought I would just take this as we passed on our way home... Such a lovely sunny day. Now I am not one for heights but this look pretty gentle. They must have had such fantastic views of the river from here....

A 17th century, beautiful country property ....
Ref: 4079S
Price: 530.000€ (agency fee included)
Here is one of those fabulous, beautiful old French houses.... dating back to the 17th century.
Situated just on the outskirts of a beautiful village but hidden behind enormous gates and enclosed entirely by a stone built wall. The village has small commerce but you have the choice between the larger towns of Souillac and Brive la Gaillarde, which are roughly about 20 mins in opposite directions.
This impressive property has stunning, immaculate kept gardens of 9755m2 with a separate 'pavillon d'amis'.

*Natural source in the garden.
Entering through those gates, you are suddenly in the most private of gardens. You look over to the house and cannot help but admire. Beautiful!
The interior, as with the exterior, is in excellent condition. Maybe not decor of today (!!) but you can certainly see that this property has style and class! There is a fantastic lounge room with cantou fireplace. This measures 53m2 and is raised at one end to give quite a nice relaxing area...
There are 4 bedrooms, all of good size and one shower room and one bathroom. The kitchen has fitted units but is a bit dull. Probably the most disappointing part of the property!
The pavillon has two bedrooms and is perfectly self contained and far enough away from the house to give you privacy from guests!! The interior is very simple but it does what it says on the label! A quick re-fit could make it much more stylish as the building itself is in perfect condition.
The situation of this house could not be better. The gardens really are so peaceful and have some interesting parts to it. The lovely natural water source is just fantastic!

*3 bedrooms
*Bathroom
*Kitchen
*Lounge
*Attic space
*Barn of 60m2
*Garden of 500m2.
The cottage is very much in it's original style but is also perfectly habitable. Lots of exposed stonework and beams... and a huge fireplace in the kitchen! As we find quite often, there is no fitted kitchen but an independent arrangement of units. Well to be honest - I prefer starting from that base and buying new as it would probably only have been those old sort of brown kitchens anyway, had one been in place!!!
The cottage has 75m2 of habitable living space. So, it is on the smaller size but perfectly adequate for a couple or a holiday home. There are three bedrooms but there is room in the attic for a further bedroom if required.
All in pretty good shape. Nothing more than DIY skills needed to make the cottage perfect!
In the garden is as I said, one of the most attractive little barns. It's not too big, so if someone had a project to renovate it into living accommodation it would be a very do-able project. It has really lovely door openings and is so light and bright. Internal height is also good. The stonework is in excellent condition. You can see from the photo's... internally especially. If animals were kept here - it must have been a very long time ago and it has been very well cleaned and no strands of straw or hay in sight!!
The garden has not had much done with it - just the grass cut. So a little imagination would really transform this place.
My view: A lovely little place. Not much needed to get this up to being perfect! The barn here adds so much charm. Should be one for your short-list!
