Canoeing on the river Dordogne at the weekend!

My colleague Francis, is without doubt, the most earthy, real French individual you could ever meet!  Expert in all local knowledge, fisher man extra-ordinaire, finder of wild mushrooms and wild snails!!

Francis proposed a day on the river...  I was unable to make it, however colleagues Celine with her husband Denis, Valerie and her son and my daughter were taken out for day.

The day started in Souillac, just near to the great Quercyland park.  A bus took them all to Meyronne to start the  journey.

Francis, on the bus with my daughter Mimi
There was a little snag along the way.....   Everyone fills water proof tubs with all their belongings so that they are protected.  These were stashed under the bus in the luggage space for the journey.  However, some bright spark forgot to close the door!!!!   During the winding decent down to the starting point - the tubs all rolled down the hill next to the road.  Everyone had to get off the bus and collect them!!!!
Getting ready for the off with the life jackets!
Denis, Francis and Valerie

And a walk in the river...
Passing under Chateau de le Treyne

Messing about on the river!
Passing by Chateau du Bastit
Dennis, Mimi, Francis, Victor and Valerie!
Passing by the Chateau at Lansac
The finish line with Valerie and Victor!

With the transport on the bus to Meyronne and a free ticket to Quercyland after...  it cost 14€ per person!!  This is a 'must do' when you come to Souillac!!

Cute, good price and in town!

Ref:  6331S                                       SOLD!

Price:  70.000€  Reduced to 60.000€  55.000!!(agency fee included)

Here is a quirky little property!!  I'm beginning to seriously wonder if I am quirky too as I loved it!  Situated right in the middle of Souillac town, with all the restaurants, bars and commerce just two minutes walk!  A cute little place with a large garden!

The exterior is in pretty good condition.  The interior - well how can I describe it?  It's not bad...  that's a good thing!  But it has only been used as holiday accommodation,  so it is basic. Downstairs does not communicate with the upstairs at the moment.  Upstairs consists of a lounge room/bedroom, small kitchen and bathroom (with one of those dinky half sized baths!) . There is a lovely terrace with railings all around leading off. Downstairs has small bedroom, bathroom, and sort of lounge room.  Another basic kitchen is in one of the rooms outside!

Ha!  The lil' bath!

This could easily be transformed into one house by a little re-arranging and adding a staircase.  Or it could become two studio flats ... There is a possible habitable surface of 66m2.
In my opinion, this would be a perfect holiday home or a small place for a couple. There is a very nice garden of 670m2. You could change things if you wanted to - or leave it as it is (after a slash of paint of course!). The garden is lovely.  It is situated next to a road - but then you are in the middle of town.  However, the road cannot be seen and at this price it is a pretty interesting property!

I pass this property every day on walks with my dogs to the river.  I can confirm that there is one massive cherry tree in the garden that produces the most amazingly tasty fruit!!!

Modern house, stunning location, an old barn and 4.4 hectares of land!

Ref:  6254S                                              Sold !

Price:  275.000€ (agency fee included)

Where do I start with this one?  I can tell you that I was very pleasantly surprised when we went to visit....  Situated in stunning countryside just into the dept of the Dordogne, in fact between Souillac and the very beautiful Sarlat.  Rolling countryside all around and on the outskirts of the simple gorgeous village of Carlux.

*3 bedroom house in perfect condition
*2 bathrooms
*Lounge/dining room of 43m2
*Kitchen
*Huge basement of 157m2
*Conservatory
*Old barn
*4.4 hectares of land
*Stunning location+ + +!!
When you arrive at the property you go through a nice tree lined route...and then you see the house, slightly elevated but you can imagine the views it must have over the land which stretches out into the distance in front.  Also nestled into the landscape is the old ruins of an old house and barn.

The house itself was fantastically cool, which was so appreciated.  We were doing our 'caravan' in 42° heat this week!  It is an impressively tidy home.  The rooms are really nicely proportioned, the bedrooms especially.  The kitchen and bathrooms were of older style but in perfect working order (no not like some of the ghastly ones we see, just older style!) The lounge is spacious and decorated in a much more modern style with a working fireplace at one end.

There is a conservatory over part of the terrace.  What a great room.  Tinted windows do not allow that hot summer sun to penetrate too much so you can enjoy the views over the land.

Underneath the house, there is a full basement/garage.  A place to put just about anything!!  In fact there is 157m2!
The old barn and house are really in a bad state.  In fact I would not recommend entry as the roof looks like it will collapse!!  We know also that there has been termite activity in it.  The best thing to do with this barn, we all decided on the day of our visit, is to take it down completely and to re-use the stone to make another little property.  The roof is in a very bad way and some of the walls have been pushed out.  In actual fact, it is beautiful stone... so could make a stunning property or you could just leave it as it is.  It sits quietly bothering no-one!

My view:  A well maintained property with space!  Vast amounts of land to do what you like...  situated in a beautiful location.  What are you waiting for???  Arrange a visit!!
