How many properties are there on offer where you have to do something. A ha! Not with this one! In pristine condition inside and out. In fact as I walked around this lovely little old place, I was asking myself why my house is never as tidy and clean as this one. I found myself trying to spot at least one cobweb, a speck of dust, chipped paint or some other little problem..... but no. Perfect!
Situated in a rural position but not isolated. Ten minutes from the town of Gourdon, ten minutes from Payrac, 3.5km's from Masclat and 5km's from St Julien de Lampon. This little cottage has it's own separate maison d'amis, garaging and lock ups!

The rear of the property is South facing . The cottage is surrounded by countryside which gives lovely open views. The exterior of the property is in excellent condition. So is the garden! Nicely planted and I'm sure that each bush has been individually groomed - not even a dead leaf anywhere! The garden is a good size.
As you arrive there is a large drive in and garage for parking. To the front of the cottage is a little covered terrace, perfect for hot sunny days when you need some shade whilst dining.
The kitchen is perfectly modern but incorporates the lovely old original features such as the old stone sink and the cantou fireplace. Gosh what a lovely light and bright little place!
The lounge room is next. Lovely large doors opening up onto the garden. There is also the mezzanine above. To one corner is the spiral staircase going up to the first floor.
There is a nice sized bedroom on ground floor also, again opening up onto the garden. The bathroom is lovely!! (Hardly ever get to say that!)
Upstairs, there are two bedrooms and the mezzanine would make a great office space.
Going back outside.... We next take a look around the maison d'amis. It does exactly what it says on the tin! A simple but large open lounge/kitchen room with mini kitchen. A shower room. A very steep staircase (my only negative point of the whole property!) takes you upstairs to the bedroom. A pleasant surprise is the little balcony...
I'm next shown the workshop.... Wow! Wish my hubby kept things so neat and tidy! Moreover, it was the size of the thing - there was actually a motor-home parked inside!!!
My view: If you are searching for a little gem that is restored - look no further! Please contact me if you would like further specific information by e-mail, kim@century21.fr
