3 bed home in the country and a pool!

Ref:  6762s

Price:  175.000€ (agency fee included)

This could be an interesting one for you lazy ones out there who do not want to tackle renovations with older properties!
Situated in a rural village (which has two restaurants - and one being very popular indeed!) between Souillac and Gourdon in the Lot.
The house is in pretty good condition throughout.  You will see from the photo's that it really only needs some personal touches and tlc and it will change it completely.  It just seems a bit clinical, if you know what I mean...  A good sized garden but shabby around the edges!

*3 bedrooms
2 bathrooms
*Kitchen
*Lounge
*Dining room
*Garage and store of 54m²
*Swimming pool
*Garden of 1500m²

*Double glazed
*Central heating

The kitchen is fully fitted with simple white units.  Very unoffensive for once!  Lovely light bright room.

The lounge and the dining room join into one with the terrace just out side of the patio doors going into the garden.  The pool is just above in the garden.
The bedrooms are all good enough sizes...  just need refreshing decor wise ever so slightly...

In the garden there is a large garage/lock up.  Good useful space which is just set into the driveway so hardly any garden taken up.  Also constructed in wood so blends in quite nicely with the environment.
The garden is actually quite large and surrounds the property.  I couldn't quite figure out at first what was missing here...  but it was some colour - only one rose bush!  Don't get me wrong, the grass has been kept down but there was no colour whatsoever!   There is a really ugly brown fake fence surrounding the perimeter   which in my mind would make a fab bonfire!!  This garden is screaming our for plants and flowers!!

The pool should be soooo inviting but was a little green on the day of our visit as the owners had not yet opened it up properly - so use a little imagination to understand how this garden and pool could look!
As I said, the property is on the outskirts of a village, so you are not isolated and there are other properties dotted about.  Once you get around to putting up some lovely new more natural fencing then you would have a very private place to sunbathe...

This property has been rented out often by it's French owners, so very good income potential too.

My view:  Nice...  You could just walk into this one and decorate as and when... just bring some homely effects with you and this one will be transformed!   Love the village - typical old Frenchy one....
